Aspen Home Sales Update

 Have Aspen’s real estate sales prices for Summer 2008 decreased compared to sales prices for Summer 2007?  We recently completed research that answers this question, asked by buyers and sellers who are concerned about the real estate market.

Although sales volume has decreased, average sales prices have actually increased.  The sales data compiled included all single family home and condominium/townhome sales from May 1st through September 11th for both 2007 and 2008.  Following is a summary of the highlights:

 Aspen Single Family Homes

•        45 homes sold Summer 2007 versus 27 sold Summer 2008 (40% decrease in volume)

•        Average sales price increased by 29%:  $5.71M in 2007 versus $7.39M in 2008.

•        Average price/sq. ft. also increased by 5% from $1284 to $1348

Aspen Condominiums, Townhomes & Duplexes

•        85 properties sold Summer 2007 versus 25 sold Summer 2008 (71% decrease in volume)

•        Average sales price increased by 7%:  $1.68M in 2007 versus $1.79M in 2008

•        Average price/sq. ft. also increased by 4% from $1292 to $1340

 There is a great selection of inventory on the market so now is an excellent time for buyers to consider a luxury real estate purchase.
