Which county in the U.S. can claim 10 real estate transactions totalling over $160 Million in a recession? Pitkin County, home to Aspen, Colorado and Snowmass Village, Colorado. 2008 is the first time in four years that real estate sales in Pitkin County did not top $2 Billion, but buyers and sellers are still making deals in Aspen. Following is a list of the top 10 real estate transactions in Pitkin County based on the purchase price.

#1-1200 Ridge of Wildcat Drive (Snowmass Village) $36,375,000
This property was owned by the Leon Hirsch, the founder of United States Surgical Corporation, and sold to Roman Abramovich, the Russian oil tycoon. Fantastic property with absolute 360-degree views above Snowmass Village.

#2-109 Willoughby Way (The Ponds, Pitkin Green, base of Red Mountain) $20,750,000
Listed and sold by Joshua & Co., the Ponds is a unique A+ parcel located at the base of Red Mountain, complete with private pool.

#3-288 Willoughby Way (Pitkin Green, base of Red Mountain) $15,887,839.08
The Stewart family sold this six-bedroom estate without ever marketing it. This neighborhood speaks for itself with amazing views of Aspen Mountain and close proximity to the central core.

#4-61 S. Meadow Lane (Maroon Creek Club) $15,000,000
After being listed for over a year, Joshua & Co. found the right buyer at the right price. Designed by Richard Wax and located near the Tiehack lift, 61 S. Meadow Lane became home to the Nepsa Investment Group in July 2008.

Michael Ovitz bought and sold this property without ever moving into it.  This property included a five-bedroom home on 500 wooded acres with Snowmass Creek frontage, and was purchased with an adjacent 35-acre parcel.

Why not have two homes in one of the best towns in the U.S., especialy if you are Roman Abramovich? Abramovich also purchased the #1 most expensive property on this list.  This home is found on the other side of the Snowmass Valley, and was sold before it was listed on the open real estate market.
