Lodge at Aspen Mountain Sold for $15 Million
A new ownership group purchased the Lodge at Aspen Mountain last week for $15 million, according to Pitkin County public records. The proposed hotel site received a lot of attention over the past five years, along with the revitalization of the Lift 1-A area of Aspen.
Centurion Partners, the parent company behind the property owner Aspen Land Fund II, sold the 2.4-acre site and its vested rights to build 14 luxury townhomes and 17 affordable housing townhomes to the Boston-based Alcion Ventures. As one of three commercial/residential developments to be on hold in the Aspen area due to the economy, Mark Potter with Alcion Ventures thought this was the best purchase. It “is the only one we really wanted from day one”, said Potter.
Since Centurion Partners purchased the site in December 2002, the company has proposed two plans to the City of Aspen. The townhome proposal was approved by City of Aspen Town Council in 2003, the rights to build it are vested until 2016. After the City’s Community Development department strongly suggested a hotel to increase the needed hotel beds in Aspen, Centurion Partners proposed an up-scale 175,000-square-foot hotel which was denied. Then a task force was created of local citizens to facilitate a new proposal for a 120,000-square-foot hotel, which was also denied by council members. The new owners have not yet presented their proposal for the site, but are meeting with city officials this week regarding options.
